Our Story

Over a decade ago, founder Mike Decker was visiting with a friend who needed to sell a large investment property. They did not want to sell the property, but circumstances had changed and there was no way to avoid the sale. At the time, all Decker knew was how much the taxes would be, based on the sale price and the depreciation recapture.

Out of nowhere, a CPA mentioned something about "OP Units" and how they may be able to sell the property and defer all the capital gains taxes, helping them keep a lot of money.

Intrigued, Mike investigated further. Decker discover there's an entire section in the tax code that allows investment real estate to be sold and moved into various passive real estate investments while deferring all of the capital gains. It didn't take long before Decker discovered the world of 1031 Exchanges, Delaware Statutory Trusts, 721 UPREITs, and more.

Decker realized only a few financial professionals knew about these exit strategies. Even less were able to offer them to their clients. This created a massive problem that had to be solved. The reality is many Americans have investment real estate in their portfolio. Many of those investors have no idea how to sell it without paying a significant amount of money in taxes.
